These SMS Terms and Conditions ("Terms") govern your use of the text messaging (SMS/MMS) program operated by Southern Mobile Home Center ("SMHC," "we," "us," or "our"). By opting in to receive text messages from us, you agree to these Terms. If you do not agree, do not opt in to our SMS program.
These Terms should be read together with our SMS Privacy Policy, which explains how we handle information collected through the SMS program.
SMHC operates an SMS program to communicate with prospective customers, active customers, leads, and other individuals who have opted in to receive text messages. Messages may include, but are not limited to:
By providing your mobile phone number to SMHC and opting in to our SMS program — whether by submitting a form on our website, submitting a Facebook Lead Form, giving your number to a member of our team, or texting a keyword to our business number — you expressly consent to receive text messages from SMHC at that number. Messages may be sent using an automatic telephone dialing system or similar technology.
Message frequency varies based on your interaction with us. You should generally expect to receive between one and ten messages per month. Frequency may increase during active conversations with a salesperson, during a credit application, or around a scheduled appointment or delivery window.
Standard message and data rates from your wireless carrier may apply to each message you send or receive. SMHC does not charge you a fee for participating in our SMS program, but your carrier may. Please check your mobile plan and contact your wireless carrier for pricing details. SMHC is not responsible for any charges assessed by your carrier.
Our SMS program is available on most major U.S. wireless carriers, including AT&T, Verizon Wireless, T-Mobile, US Cellular, Sprint, Boost Mobile, Cricket Wireless, Metro by T-Mobile, and their MVNOs. Carriers are not liable for delayed or undelivered messages.
You can control your subscription at any time using the following keywords. Reply to any message from SMHC with:

You can also opt out at any time by contacting us directly using the information at the bottom of this page. Please allow a reasonable time for your request to be processed.
If you have opted out and later wish to receive messages from SMHC again, you may opt back in by:
SMHC and our messaging service providers make reasonable efforts to deliver messages, but delivery is not guaranteed. Factors outside our control — including carrier availability, device settings, and network conditions — may delay or prevent delivery. SMHC is not liable for delayed, misdirected, or undelivered messages.
You must be at least 18 years old and the account holder of the mobile number you provide, or have the account holder's permission, to opt in to our SMS program. Our SMS program is intended for use in the United States only.
You agree not to use our SMS program to send us unlawful, harassing, threatening, abusive, defamatory, obscene, or otherwise objectionable content. We reserve the right to remove any subscriber from the program at our discretion, with or without notice.
Your privacy is important to us. Please review our SMS Privacy Policy for a full explanation of how we collect, use, and protect the information collected through this program. In summary, we do not sell, rent, or share your mobile phone number or SMS opt-in data with third parties for their own marketing purposes.
SMHC may modify or terminate our SMS program, in whole or in part, at any time. We may also update these Terms from time to time. The most current version will always be posted at this URL with an updated "Last Updated" date. Material changes will be communicated to active SMS subscribers where required by law.
These Terms are governed by the laws of the State of Louisiana, without regard to its conflict of laws principles. Any dispute arising out of or relating to the SMS program will be brought exclusively in the state or federal courts located in Tangipahoa Parish, Louisiana, and you consent to the jurisdiction and venue of those courts.
